It's not so much that I'm not fond of debt (although that is also true). Here it's more that, after a lifetime of renting, it's difficult for me to internalize that I am allowed to try things that might result in damage to the property. In the past, the property has always belonged to someone else!

Living in an historic district does make you feel the fleeting nature of life, in a positive way. Knowing that the State of Maryland is interested in preserving this property creates a greater awareness that we are only tenants here, no matter how much we pay the bank during our lifetimes.

"Even though I intellectually understand that paying the bank an obscene amount of money every month means that we can do whatever we like here, including lopping off the downspouts, I have a pretty large barrier to undertaking new projects of that sort."

It appears that you are not fond of debt. I cannot imagine why.
After all, the debt allows you to live in an historic brick home while buying it. Don't worry. There will be enough money.
